Garage Door Openers…..Programming smart ones?


Oh how I long for the days of the old set the switch garage door openers. As a Las Vegas Realtor and owner of a Las Vegas Maid Service, I have to purchase and program a lot of openers. Many tenants and owners simply throw away or lose the remotes.
This leaves me to buy and program new “universal remotes”. While, the claim is universal remotes work with most door openers, I run into many that don’t work.
Yesterday, I programmed two universal remotes that would not work. For the smart programming;
1. Press the program button on the remote until the light comes on.
2. Press the smart program button on the opener.
3. Press the remote the number of times required ( on the instructions, depending on the brand of opener)
4. You should hear a click and then the door should open.
Sometimes they work, sometimes they don’t. When they won’t, it is time to call in a handyman.


Why you should read your Homeowners Association Documents before you buy!!!!


As a Las Vegas Realtor, I always recommend reading you homeowners association documentation provided to you before you purchase a property.
In Las Vegas, you can cancel your purchase based on your review of the Homeowners documentation, there are date parameters to follow. Many buyers do not read through the documents and find surprises after the close escrow.
One of the first things I look for is the rental restrictions. This is very important if you are buying an investment property and also if you want to know what type of rentals will be in your neighborhood.
Another item to look at is the reserve study, for maintenance ongoing and replacement, and how it is currently funded.
Today, I had a buyer cancel a transaction based on the homeowners association minutes. The association is having a hard time with pest control. They are overrun with Pigeons and other pests.
We discussed this problem and the buyer decided not to go with this property.
OurLas Vegas Maid Services cleans many properties that have pigeon droppings on the balcony, but this complex has gone past just needing a cleaning.

FREE Golf Tournaments at OB Sports Faciliites!!


As a Las Vegas Realtor and owner of a Las Vegas Maid Service I get to interact and work with a lot of golfers. OB Sports runs several golf courses in town; Alliante(north part of town), Angel Park(Summerlin Area), and Legacy(Henderson/Green Valley). They offer a great deal for both local and out of town frequent visitors for lower price golf, through their annual players card. Unlike some card, this one gives more than lower price tee times. The card also offers a free punch card that has; two free tee times for the cloud 9 course, several putting course sessions, several driving range passes, and four free tournaments per year. The card has cost $99.00 per year, if you buy it early, and now included a free round on your birthday and a free hat, a pretty darn good deal. As a Las Vegas Realtor, I sell golf retreats to clients from all over the world. The OB card also works for them, although it is more expensive for non residents. But what a way to save some money.


Free Stuff to do in Vegas-Festival of Lights


As a Las Vegas Realtor and owner of Las Vegas Maid Services I am always asked by visitors if there is anything special to do when finished with the casinos. Every year at this time, the Ethel M chocolate factory, sets up their cactus garden with holiday lights. On Friday and Saturday evening they also have a Santa in the garden. The view of the lights is worth the trip and the entrance is free!!! Make sure you dress warm, as the nights can be very chilly.   They have a store on site where you can also get hot coffee, and of course chocolates. Plan on spending 15 minutes to an hour walking the garden at your own pace. The garden is located off of Sunset in Henderson and is about a 15 minute drive from the Strip and is easy to find with plenty of parking.  Don’t forget you strollers, for the family types.


Lost receipts? Home Depot can help!!!


Recently our Las Vegas Handyman Service had their truck stolen, from in front of his home! Luckily the police found it later that day, but the thieves took the tools and did some damage. Included in the damage, was a clipboard with receipts from a re-hab job we were completing. Our Las Vegas Maid Services and Handyman Services, spend a good amount at Home Depot, so when the credit card statement came in I went to the store to find out if they could help. Each Home Depot store has a bookkeeperfrom 5 am to 1 pm, they can pull up copies of your receipts off of the credit card used. This is a life saver, in the case of our rehab project alone. Next, I am going to check with the other stores we frequent, good to learn something new everyday.  By the way, this is a good reminder to check your insurance policy, as you never know when a thief will strike.


Pre cleaning for the annual Thanksgiving Dinner Disaster


If yours is like my household, the annual meal with family always sounds like a better plan than it turns out to be. We try to prepare by having our Las Vegas Maid Services provide a little pre- cleaning.
One of my least favorite things is going through the cabinets in the kitchen getting rid of the items we have not used, and will not use. This includes the forty boxes of assorted teas, the canned foods from 1985 and other “food museum” pieces. By doing this now, you narrow down your shopping list-no more Yams needed, we still have five cans, and save on the shopping bill.
If you are truly prepared, now is the time to set up your cooking/serving/storage utensils so you have more time with the relatives and less time in the kitchen.  Try and start the day with no dirty dishes and clean, run a dishwasher load after the turkey goes in, while cooking.

If all else fails, call in your favorite Las Vegas Maid Service, the next day.  And enjoy!!!


How to keep your golf clubs clean!!!


I confess that I am slightly addicted to golf. I try to get out as many times as possible, and being a realtor helps, as many of my clients also are golfers from all over the world.
As the owner of Las Vegas Maid Services Services, I have found some great ways to keep your clubs clean and ready for play.
We all tend to wipe down the club heads, use brushes to keep the groves clean, and tip the staff when cleaning our clubs at the end of a round.
My favorite Deep Clean, is to use our Shark steam machine to clean the grooves, head, and shaft. The steam works wonders on getting out stuck in dirt, mud and grass. The club head looks like new when done. And this is without using any stiff brushes or chemicals.
On the grips, yes you should clean your grips, I use a very light mix of warm water and laundry soap, then rinse again.

And if you have a housekeeper, ask them if they will clean as part of your service, our Las Vegas Maid Services offer this and much more as optional service.


The difference between a local Housekeeping Company and our Las Vegas Maid Services


One of the questions I am asked is “What is the difference between your Las Vegas Maid Services and a chain Housekeeping company. The cleaning part is very much the same in theory. Our maids are individually supervised to make sure that the detail work is done ex: behind the blinds, moving items to dust. Coming from a Health Care background Norma (Housekeeping Supervisor and Owner) treats the little things as routine.
Being a Las Vegas Maid Service, we offer other services as routine. These inclued; dropping off and picking up dry cleaning, laundry service, personal shopping/delivery and set up, receipt and installation of personal belongings. After working with one of the largest property management companies involved in corporate rentals, these services are routine for us.  Before they closed, due to the economy changing, our Las Vegas Maid Services were in charge of all the properties and averaged over 100 at any given time, so the extras that others cannot offer are a part of many of our contracts.


What lurks behind your shower? Story of the shower pictures on the Handyman Page


If you look at our Las Vegas Handyman page, you will see some new pictures of a shower replacement we coordinated. This was at a home I just purchased for an investment property through my Las Vegas Real Estate broker Fortis Residential Realty. The tub was stained and rusted and the tiles showed discoloration. Upon further inspection, the wallboard had rotted out and had mildew. We started tearing out the wall, and found a leak in the plumbing, maybe for years. Brundy, our plumber contractor, replaced the tub, after demolition (see pics) and installed new plumbing, and a shower surround. Scott Apple finished the walls and our Las Vegas Maid Service spent the day cleaning up.
Many times water will get into the tiles and, watch out, it can be ugly!!!As a realtor I always recommend a home inspection, this is just what you are looking out for.  In this purchase we already knew the cost of the repairs, which figured into the purchase decision.  Check with a licensed inspector before your next purchase.


The best Italian Seafood in Las Vegas?


When not showing or looking for properties, my Las Vegas Real Estate Team likes good food.  We ate at a new place last evening, Vinnys New York Seafood, on Durango and Desert Inn.  Incredible eats and service.  We started with the Mussels with medium sauce, pretty spicy.  Then we shared the Sole and Chicken Parmesan, both incredible.  Call ahead to see if their liquor license is in yet.  Clean, friendly and incredible food.
