Garage Door Openers…..Programming smart ones?


Oh how I long for the days of the old set the switch garage door openers. As a Las Vegas Realtor and owner of a Las Vegas Maid Service, I have to purchase and program a lot of openers. Many tenants and owners simply throw away or lose the remotes.
This leaves me to buy and program new “universal remotes”. While, the claim is universal remotes work with most door openers, I run into many that don’t work.
Yesterday, I programmed two universal remotes that would not work. For the smart programming;
1. Press the program button on the remote until the light comes on.
2. Press the smart program button on the opener.
3. Press the remote the number of times required ( on the instructions, depending on the brand of opener)
4. You should hear a click and then the door should open.
Sometimes they work, sometimes they don’t. When they won’t, it is time to call in a handyman.


Why you should read your Homeowners Association Documents before you buy!!!!


As a Las Vegas Realtor, I always recommend reading you homeowners association documentation provided to you before you purchase a property.
In Las Vegas, you can cancel your purchase based on your review of the Homeowners documentation, there are date parameters to follow. Many buyers do not read through the documents and find surprises after the close escrow.
One of the first things I look for is the rental restrictions. This is very important if you are buying an investment property and also if you want to know what type of rentals will be in your neighborhood.
Another item to look at is the reserve study, for maintenance ongoing and replacement, and how it is currently funded.
Today, I had a buyer cancel a transaction based on the homeowners association minutes. The association is having a hard time with pest control. They are overrun with Pigeons and other pests.
We discussed this problem and the buyer decided not to go with this property.
OurLas Vegas Maid Services cleans many properties that have pigeon droppings on the balcony, but this complex has gone past just needing a cleaning.
This is one example of a good reason to read those documents….


Cleaning with CLR, we use it and so should you!


One of our favorite products, no payment being received from them, for our Las Vegas Maid Services, is CLR. You can buy this product at any of your favorite stores including Home Depot and Lowes. This product is extremely versatile, but use hand and eye protection when using. The many surfaces this product clean include;
Tubs
• Toilet bowls
• Sinks
• Glass
• Chrome
• Fiberglass • Stainless steel
• Coffee makers
• Humidifiers
• Dishwashers
• Washing machines
• Shower heads
Basically it is great at dissolving calcium and rust. In Las Vegas hard water is something we live with and deal with when cleaning.  One of the things you may not think of with CLR is cleaning the driveway, but with pressure washing it works great. I use a slightly different approach and use powder laundry detergent to soak up oil and fluids on my driveway, and then CLR and pressure washing later on to keep it clean.   Do not use it directly with oil, use an oil absorber, such as CLR Grease Magnet first.

When shopping for cleaning chemicals, our Las Vegas Maid Services, tries to be green, but CLR is a good addition for those tough cleaning  jobs.


Pressure washing and why do it?


Recently I sold a home to an investor that will be used as a rental. The first item of business was to address the small repairs in the home inspection list. As a Las Vegas Realtor, I always recommend a home inspection, this is very inexpensive insurance for buying the correct investment and not a “money pit”.  Usually the inspection finds small problems, which can be used as a repair list, but sometimes it is a big item and time to cancel the transaction.
While doing the repairs, we inspected the garage, driveway and found it to be stained by grease, oil, and other fluids. Just this mess will distract prospective tenants so we decided to clean it up. You can easily do this with degrease product and a pressure washer. Some elbow grease is required but this will make the property look that much better. And help me rent it in a rapid time frame.
Before the Las Vegas Maid Service gets in to do their job, the outside of the property will look ready to rent.


Going Green….The new car choice or why I bought a Prius!


As a Las Vegas Realtor and owner of a Las Vegas Maid Service company, my gas bill is large every month. I have been driving a Hyundai XG350 since 2006 and had put over 100,000 miles on it, for a total of 155,000 miles. I loved the car, and it did not have a break down until after 145,000 miles. After this is started to break down weekly, so it was time for a new car.
After researching the Internet and car buying sights, we narrowed our choices to the Toyota Prius and Hyundai Sonata/Elantra. The decision came down to gas mileage, I am getting over 43 miles to the gallon in my new/used Prius. The Hyundai was very good looking, but the Sonata only averages 26 miles to the gallon, and unfortunately I was concerned about the resale values.
Since we have to drive so much for business, I decided to try to save money and help the environment at the same time. Of course, I do like my new car, it drives great!!!


Title/Escrow companies-Why cant I choose my favorite anymore?


With the advent of the Foreclosure crisis has come some new ways of doing business. As a Las Vegas Realtor, I deal with this daily and my clients are often baffled by the changes and it is an upsetting situation which gives the buyers little control over the transaction. The banks are choosing the title/escrow company and many times requiring a pre approval through their choice of lenders.
While the title/escrow companies are non biased third parties, I can safely say that the level of service has deteriorated. Just getting many title companies to return phone calls is frustrating at best. When you compound this with the inability to receive an answer from a bank on an offer for days/weeks, the buying process for las vegas real estate has become difficult.
Recently another issue has come up in the bank owned properties. The banks are hiring companies to take care of the maintenance, but the vendors often time are not completing the job. I just sold a two bed/two bath/two car garage home which has a log showing cleaning on a regular basis. As an owner of a Las Vegas Maid Service, I can tell you, that this home was filthy. The funniest part was the paper showed that the fan and blinds had been dusted, days before our home inspection, but they had over an inch of dust accumulated.
This is a weird time in Real Estate, so use a professional and be patient to get a great deal.


The consumer electronics show is over!!!


The consumer electronics show was in town last week, from Wednesday through Sunday. This year attendance was up. This is great news for the Las Vegas economy, as the conventions bring in a large amount of business to the town. For our Las Vegas Maid Services and as a Las Vegas Realtor, this also brings in a busy week following. A lot of short term rentals move out, meaning corporate and vacation cleaning, and I get a large number of inquires for sales and rentals for next year.
This year, the CES show was extremely organized. The bus service to the casinos was planned well and the halls were staged with traffic in mind. The only problem I had with the show, was that I did not understand what many of the high tech gadgets were….The 3 D television was great, especially the Sony display, and if you like music, the Dany Gokey concert was a good intermission. Hopefully, the producers of CES get it right again next year.


Plan ahead for New Years Cleaning!!


Today the Las Vegas Maid Services are out and about cleaning for party throwers!! Unfortunately, we could not accommodate all the request we received last minute for a cleaning. When we plan our schedule, it books up a week to a month in advance. With holidays and party gathering, many of our clients want pre-cleaning and after cleaning. We also recieve many inquiries off the web site whom we try to accommodate. However, with staff requesting vacation time, we book up quickly and cannot always fit in new customers last minute. Just like planning your holiday party, it is always best to book your Holiday cleaning ahead of time.   We look forward to helping to make all our clients parties and celebrations that much better.


December Golf Deal!!Las Vegas National


Yesterday I had the pleasure of playing Las Vegas National Golf with one of my clients, at the great price of $42 for both of us at prime time. As a Las Vegas Realtor and owner of a Las Vegas Maid Services company, I get to go golf with many of my clients. Looking for the special deal is always a part of entertaining, even for business. The deal that Las Vegas National has for Clark County Residents is great. Only $42 gets you the green and cart fees, we teed up at 10:00 a.m. and were off by 2:15 pm. Good conditions and a challenging course made for a good time. They also featured Bush or Bush lite for $2.00. Unfortunately, I had another appointment so I could not take advantage. I do plan on taking advantage of this special that runs through January 7th, 2011.  For this and other golf specials, one way to find out  about them, is to sign up for the email notification with the course.


Our cellular phone service adventure!!!


As a Las Vegas Maid Service and a Las Vegas Realtor, we use cell phones a lot. We have been with Verizon for the last four years and had added a Metro PCS line for Property Management.
After a few months with Metro, i found that there service did not meet my needs. The pop up ads on the screen and poor sound quality I experienced was not working. We decided to upgrade our Verizon phones to Droid and move on without the other service.
Setting up service with Metro was easy, cancelling not so! It took me four calls and over one hour to get the correct department on the phone, whom then kept trying to keep me. They could not believe that I did not like my service? Of course as a Las Vegas Realtor my phone was ringing this whole time. Eventually I was able to cancel, thank you for that experience.
The switch to Droid was even more fun….My phone came, it got connected… and proceeded to fail, the screen had a defect. Now the fun began, the Verizon store refused to assist, and so did the first phone contact. Since I bought it over the internet, through Verizon, I had to send it back and then re-order. Finally I got hold of a supervisor, superior/rude attitude, and am now awaiting a replacement.
Moral of my story, check out the return policy before you buy. As a Las Vegas Maid Services company, we need to be in contact with our customers daily, so this phone issue has been big for us. Good luck out there with the phone companies, each and every one!!!
