Garage Door Openers…..Programming smart ones?

Oh how I long for the days of the old set the switch garage door openers. As a Las Vegas Realtor and owner of a Las Vegas Maid Service, I have to purchase and program a lot of openers. Many tenants and owners simply throw away or lose the remotes.
This leaves me to buy and program new “universal remotes”. While, the claim is universal remotes work with most door openers, I run into many that don’t work.
Yesterday, I programmed two universal remotes that would not work. For the smart programming;
1. Press the program button on the remote until the light comes on.
2. Press the smart program button on the opener.
3. Press the remote the number of times required ( on the instructions, depending on the brand of opener)
4. You should hear a click and then the door should open.
Sometimes they work, sometimes they don’t. When they won’t, it is time to call in a handyman.

Title/Escrow companies-Why cant I choose my favorite anymore?

With the advent of the Foreclosure crisis has come some new ways of doing business. As a Las Vegas Realtor, I deal with this daily and my clients are often baffled by the changes and it is an upsetting situation which gives the buyers little control over the transaction. The banks are choosing the title/escrow company and many times requiring a pre approval through their choice of lenders.
While the title/escrow companies are non biased third parties, I can safely say that the level of service has deteriorated. Just getting many title companies to return phone calls is frustrating at best. When you compound this with the inability to receive an answer from a bank on an offer for days/weeks, the buying process for las vegas real estate has become difficult.
Recently another issue has come up in the bank owned properties. The banks are hiring companies to take care of the maintenance, but the vendors often time are not completing the job. I just sold a two bed/two bath/two car garage home which has a log showing cleaning on a regular basis. As an owner of a Las Vegas Maid Service, I can tell you, that this home was filthy. The funniest part was the paper showed that the fan and blinds had been dusted, days before our home inspection, but they had over an inch of dust accumulated.
This is a weird time in Real Estate, so use a professional and be patient to get a great deal.

Home Inspections-Worth the cost?

As a Las Vegas Realtor, I always recommend having a home inspection on any property that you are in contract to purchase.  The reason being, is that the home inspector is trained to inspect, review, and note all problems and operations of the systems in the property. The home inspector often catches items, that an untrained eye will not see.
I recently had a beautiful home that was in visibly perfect condition. The home had sat vacant for a while, and during that time, pigeons had moved in. They created a nest on the roof and when it rained, the waste caused a leak in the roof. This ran down an inside wall and caused a mold like problem.
Without the home inspection, this would not have come to light. In this case, the buyers decided to cancel and move on to another home, sparing them the trouble of repairs and further monitoring of the issue.
I look at a home inspection as an inurance policy. The cost is usually around $200-$300 per inspection, but it can save you a lot of money in the end. You may find that all you need is a good cleaning from a Las Vegas Maid Service, or a Handyman. But it is the large problems that really pay off from the inspection.

Free Stuff to do in Vegas-Festival of Lights

As a Las Vegas Realtor and owner of Las Vegas Maid Services I am always asked by visitors if there is anything special to do when finished with the casinos. Every year at this time, the Ethel M chocolate factory, sets up their cactus garden with holiday lights. On Friday and Saturday evening they also have a Santa in the garden. The view of the lights is worth the trip and the entrance is free!!! Make sure you dress warm, as the nights can be very chilly.   They have a store on site where you can also get hot coffee, and of course chocolates. Plan on spending 15 minutes to an hour walking the garden at your own pace. The garden is located off of Sunset in Henderson and is about a 15 minute drive from the Strip and is easy to find with plenty of parking.  Don’t forget you strollers, for the family types.

Tip of the Day!! $1.50 Movies in VEGAS

Yesterday, with the cold weather stopping my golf day, I was reading the paper and looking for something to do, that would not break the bank. In the movie section was an ad for the Tropicana Theatres at Pecos and Tropicana on the Northwest side of  Trop. All movies here are $1.50 each, which means I can treat my Las Vegas Maid Services staff to an evening at the movies, and popcorn with a soda, without taking out a loan.  Dont try to sneak in food/drinks, they do search your bag at the entrance.   We went and saw the Wall Street sequel, gotta love Gordon Gekko. The theatre is comfortable and clean, for a theatre. The picture was large and clear and the sound was OK. As a Las Vegas Realtor, I am constantly asked for things to do and places to visit. This theatre will be on my list!!

Summer Golf Deals!!!In Las Vegas

When the weather gets hotter in Las Vegas, the golf prices go down. Some examples are:
1. Twighlight at Summelin, 2 p.m. for $25-Highland Falls
2. Angel Park after 4 p.m. for $19, this week they are giving a $10 coupon back for your next round.
3. Black Mountain-$25 all you can play twighlight, restricted days.
4. Arroyo and Siena, $35 after noon. Beautifull courses.

As a Las Vegas Realtor, many of my clients play, and I love to join them for 18.
When the temperature goes up the rates go down.
Just make sure you drink a lot of water…..

Appliance delivery-the good/the bad/the ugly!!

As a Las Vegas Realtor, I sell a large amount of properties that do not have appliances. I have found the best service for delivery and pricing to be, Pacific Sales located in Henderson, off of Stephanie. Yesterday, one of my clients bought a Meridian condominium, which needed a washer/dryer. The gave me a 1/2 hour call before coming to the unit and showed up on time. The delivery and install was professional and complete.
Other times I have waited a five hour window, only to have the nameless company not show.
My favorite is when a company shows up with damaged product. Do they think we will not notice?
Appliances are a large investment, definitely shop around for price and service.

Gas Mileage-Why is it the same as in 1976?

As a Las Vegas Realtor, I do a lot of driving. I drive a 2003 Hyundai XG350 which has been a great car. It gets about 30 m.p.g. which is not bad, being a small luxury sedan. I was reading an old magazine from 1976, and there was an ad for the Fiat Strada, which went over 105 m.p.h. and got over 30 m.p.g. It amazes and saddens me, that over 34 years ago the same gas mileage was available. We have the computer and cell phone but the same or similar mileage per gallon? Hard to believe.

No Kitchen=No Financing Available?

I always love it when, as a Las Vegas Real Estate Agent, I come across a home I am showing and it has no kitchen. By this I mean, no cabinets/counter tops/plumbing/or appliances. Basically making the home considered unlivable. Most of these homes are repaired or listed as Cash Only, however once in a while a mistake is made and I show it to a Buyer with financing needed. When dealing with financing, you need an appraisal. With no kitchen, it can be impossible to get the appraisal, and therefore the loan. Buying a home with no kitchen can be profitable if it is below market enough. Some investors look for these homes, as long as after the repair it is still below market for a flip or renal/buy-hold. Our Las Vegas Handyman Service has worked on these homes. With kitchen replacement, patience is necessary!! Delays do happen IE; wrong sink comes in, counter-top is cut incorrectly, cabinet is defective etc.
These homes exist, but make sure you know the costs before purchasing one.

Selling a Home, Sometimes Personalization can be a problem for the sale!

As a Las Vegas Realtor, I show a large amount of homes to buyers. Yesterday, we saw a very nice home that matched the buyers criteria exactly. Unfortunately, the owner had installed a copper colored tile and painted the entire house orange. While it looked professional, the home would required thousands of dollars in renovation to bring to a neutral color. When planning on selling a home, I recommend staying neutral, or even white. Remember, the next owners will want to decorate in their preference. Installing permanent flooring and wall coverings that are costly to replace can have a negative effect on the sale.
