Garage Door Openers…..Programming smart ones?


Oh how I long for the days of the old set the switch garage door openers. As a Las Vegas Realtor and owner of a Las Vegas Maid Service, I have to purchase and program a lot of openers. Many tenants and owners simply throw away or lose the remotes.
This leaves me to buy and program new “universal remotes”. While, the claim is universal remotes work with most door openers, I run into many that don’t work.
Yesterday, I programmed two universal remotes that would not work. For the smart programming;
1. Press the program button on the remote until the light comes on.
2. Press the smart program button on the opener.
3. Press the remote the number of times required ( on the instructions, depending on the brand of opener)
4. You should hear a click and then the door should open.
Sometimes they work, sometimes they don’t. When they won’t, it is time to call in a handyman.


Cleaning with CLR, we use it and so should you!


One of our favorite products, no payment being received from them, for our Las Vegas Maid Services, is CLR. You can buy this product at any of your favorite stores including Home Depot and Lowes. This product is extremely versatile, but use hand and eye protection when using. The many surfaces this product clean include;
Tubs
• Toilet bowls
• Sinks
• Glass
• Chrome
• Fiberglass • Stainless steel
• Coffee makers
• Humidifiers
• Dishwashers
• Washing machines
• Shower heads
Basically it is great at dissolving calcium and rust. In Las Vegas hard water is something we live with and deal with when cleaning.  One of the things you may not think of with CLR is cleaning the driveway, but with pressure washing it works great. I use a slightly different approach and use powder laundry detergent to soak up oil and fluids on my driveway, and then CLR and pressure washing later on to keep it clean.   Do not use it directly with oil, use an oil absorber, such as CLR Grease Magnet first.

When shopping for cleaning chemicals, our Las Vegas Maid Services, tries to be green, but CLR is a good addition for those tough cleaning  jobs.


IN HOT WATER!!!To clean well we need hot water


Several states, including New York, have introduced legislation to stop the use of hot water in cleaning for public buildings, such as schools. This is a well meaning, but misguided idea.  I can tell you from personal experience, a lot of it, that hot water is a big ingredient in our Las Vegas Maid Services cleaning.
If you look at your chemicals and instruction manuals for cleaners (carpet, washing machines, ect.)warm water is very often suggested to be used.
This is due to many chemicals performing their best with heat. Just think of how we use steam cleaning, not something that can be done with cold water.
The idea of cleaning with cold water is one to save energy, “be green”, and save money for the states. Unfortunately this will backfire, as the time spent cleaning with cold water is much more than if you have access to hot water.
Our Las Vegas Maid Services encounters this when we have a turnover or move out and the gas is off. We try to reschedule as the results, in our experience, are just not the same as when we have hot water available.


Pressure washing and why do it?


Recently I sold a home to an investor that will be used as a rental. The first item of business was to address the small repairs in the home inspection list. As a Las Vegas Realtor, I always recommend a home inspection, this is very inexpensive insurance for buying the correct investment and not a “money pit”.  Usually the inspection finds small problems, which can be used as a repair list, but sometimes it is a big item and time to cancel the transaction.
While doing the repairs, we inspected the garage, driveway and found it to be stained by grease, oil, and other fluids. Just this mess will distract prospective tenants so we decided to clean it up. You can easily do this with degrease product and a pressure washer. Some elbow grease is required but this will make the property look that much better. And help me rent it in a rapid time frame.
Before the Las Vegas Maid Service gets in to do their job, the outside of the property will look ready to rent.


Title/Escrow companies-Why cant I choose my favorite anymore?


With the advent of the Foreclosure crisis has come some new ways of doing business. As a Las Vegas Realtor, I deal with this daily and my clients are often baffled by the changes and it is an upsetting situation which gives the buyers little control over the transaction. The banks are choosing the title/escrow company and many times requiring a pre approval through their choice of lenders.
While the title/escrow companies are non biased third parties, I can safely say that the level of service has deteriorated. Just getting many title companies to return phone calls is frustrating at best. When you compound this with the inability to receive an answer from a bank on an offer for days/weeks, the buying process for las vegas real estate has become difficult.
Recently another issue has come up in the bank owned properties. The banks are hiring companies to take care of the maintenance, but the vendors often time are not completing the job. I just sold a two bed/two bath/two car garage home which has a log showing cleaning on a regular basis. As an owner of a Las Vegas Maid Service, I can tell you, that this home was filthy. The funniest part was the paper showed that the fan and blinds had been dusted, days before our home inspection, but they had over an inch of dust accumulated.
This is a weird time in Real Estate, so use a professional and be patient to get a great deal.


Smart phones, keeping it clean?


As a Las Vegas Realtor and owner of a Las Vegas Maid Services company, I use a smart phone to keep up with work and scheduling. My current choice is a Droid X, through Verizon Wireless. The reason I went with this phone is the size of the screen. Getting older, my eyesight is not what it used to be……This phone allows me to actually read my email without squinting.
One of the problems that we face with smart phones, is that the screen gets dirty quickly. To clean this I use a microfiber towel, we use them to clean all the time, and I just wipe down the phone screen. So far, I have not used any cleaning chemicals to clean the screen off, the wipe down has done the job fine. If I do get it to the point that a wipe down will not work, I will buy a cleaner designed for the screen, so not to do any damage.
Remember with the smart phones, dont use the email/text in the car, be safe.


The newest golf deal in town!!!


Rhodes Ranch and Tuscany golf courses have lowered their prices and have started a new players club. As a Las Vegas Realtor and owner of a Las Vegas Maid Services company, many of my clients from out of town like to visit golf courses when they are here.
Rhodes ranch has been one of my clients favorites and by joining the players club I can now get the eclub rate for them to play.  This will save them a good amount on the round, and the course is a top one in town.
The players club is $29.00 per month and includes $15 dollar golf in the afternoon, times change with the season, and range privileges one hour prior to playing time. As a bonus, you get two draft beers with your round, and a dozen Taylormade balls.
The value is very good when you consider the condition of the course and the location.


The consumer electronics show is over!!!


The consumer electronics show was in town last week, from Wednesday through Sunday. This year attendance was up. This is great news for the Las Vegas economy, as the conventions bring in a large amount of business to the town. For our Las Vegas Maid Services and as a Las Vegas Realtor, this also brings in a busy week following. A lot of short term rentals move out, meaning corporate and vacation cleaning, and I get a large number of inquires for sales and rentals for next year.
This year, the CES show was extremely organized. The bus service to the casinos was planned well and the halls were staged with traffic in mind. The only problem I had with the show, was that I did not understand what many of the high tech gadgets were….The 3 D television was great, especially the Sony display, and if you like music, the Dany Gokey concert was a good intermission. Hopefully, the producers of CES get it right again next year.


Plan ahead for New Years Cleaning!!


Today the Las Vegas Maid Services are out and about cleaning for party throwers!! Unfortunately, we could not accommodate all the request we received last minute for a cleaning. When we plan our schedule, it books up a week to a month in advance. With holidays and party gathering, many of our clients want pre-cleaning and after cleaning. We also recieve many inquiries off the web site whom we try to accommodate. However, with staff requesting vacation time, we book up quickly and cannot always fit in new customers last minute. Just like planning your holiday party, it is always best to book your Holiday cleaning ahead of time.   We look forward to helping to make all our clients parties and celebrations that much better.


The tenants said they cleaned my condo. Should I still hire a professional cleaning service?


As a Las Vegas Realtor and owner of a Las Vegas Maid Services company, this is a routine question I am asked. Many times a tenant will notify the owner that they have “cleaned the property”, before leaving. This is especially common with short term rentals.
As the owner, you have to decide, is their clean really CLEAN?
A recent example is one of my clients who came to visit their condo after the last renters moved out, and left it CLEAN? He arrived to unmade beds with the linen piled atop, were the linens washed? The condo otherwise looked clean, no dishes/visible trash ect. Upon further review, however, there were long dark hairs on the bedding and in the baths. The toilets/bath/sinks and fridge were all not cleaned, as well as the microwave and stove. The big surprise came when he opened the coat closet, all the shopping boxes were piled up with recyclables. Where the tenants were from they keep the recyclables separately. Unfortunately, this is not a good idea to leave the empty cans, soda ect., in a closet of an unused condo.
My client has decided that in the future, he will charge a cleaning fee, and tell the tenants not to clean. You would not want a new tenant finding these conditions when they move in.
